An Ultra-Private, Celebrity Friendly Cabo Villa

Location: Los Cabos, Mexico

Price:$18 million

This swank Cabo villa sits hundreds of feet above the scenic Sea of Cortez in the gated and ultra-exclusive Villas Del Mar community, with stunning views of the Baja coastline in every direction.

“You’re high up and it’s got 360-degree views,” said listing agent Andrew Lemke. “You catch the sunrise on one side of the house and the sunset on the other.”

Known as Casa Fryzer, named for its owner, the Spanish hacienda-style villa was previously listed with Mr. Lemke in 2015 for $25 million.

The star of the fully turnkey home is its 2,000-square-foot infinity pool, which boasts a swim-up bar, built-in dining tables, underwater speakers and a fire-pit island accessed by a bridge.

“The pool is probably the showpiece of the house,” Mr. Lemke said.

Inside, the focus is on the spacious entertainment-friendly great room and the Hollywood-style screening room with cinema-quality sound and video, comfortable seating and an eight-foot screen. There are also dual flanking master wings with private terraces and 300 feet of frontage across the ocean-facing front of the sprawling property.

The fully equipped German-made custom kitchen is by Bulthaup. Other design features include Albertini doors and windows handmade in Italy, steel and teak pool shelters, multiple al fresco dining areas, Venetian plaster throughout the interior, and furnishings from around the world, including reclaimed hardwood floors from Thailand.

Instead of enclosed hallways, open-air pathways connect the various wings of the villa.

Owner Joseph Fryzer, a Los Angeles-based entrepreneur and real estate developer, began construction on the hilltop site in 2005 and completed the six-bedroom mansion three years later, Mr. Lemke said.

It was fully renovated in 2016, after Hurricane Odile slammed into this part of Mexico in 2014.

Mr. Fryzer “upgraded all of the doors and windows and added new furnishings and made some overall improvements,” Mr. Lemke said.

Casa Fryzer currently has a full-time staff of five and has been quite profitable as a rental, he said, with nightly rents ranging from $10,000 to $15,000. “I think he rented it for 100 nights last year.”

“It’s move-in ready and furnished,” Mr. Lemke added. “It’s immediate gratification for somebody who wants an incredible house.”

The Baja peninsula weather is ideal, he said. “It only rains 15 days a year in Cabo.”

Stats

The 8,291-square-foot house has six bedrooms, seven full bathrooms and two partial bathrooms. There is also more than 27,000 square feet of outdoor space.

Amenities

Amenities include an extensive home gym, four-car garage, and an outdoor hot tub perched on the edge of a cliff.

Celebrity Cachet

“There are a lot of celebrities that like the house because it’s so private,” Mr. Lemke said. Nothing is above the house, so no one can look down on you.

Mariah Carey celebrated her 47th birthday last year at the Casa Fryzer mansion, according to People magazine.

In early January last year, Joe Jonas spent a one-week vacation in the villa with his band mates and friends, according to the magazine.

Neighborhood Notes

The house is just a few miles from both Cabo San Lucas and San Jose del Cabo, a charming town with 18th-century Spanish colonial architecture.

Casa Fryzer is flanked by the deluxe One & Only Palmilla Hotel in the Villas Del Mar community, which has golf, tennis and a private beach club, Mr. Lemke said.

“Via golf cart, you can get to seven different restaurants, shopping and art galleries,” he said.
