Florida Lifestyle Homes has launched an innovative “tear down and build” program, expanding services previously offered for homebuyers.
“This is an activity that we’ve often done in the past for individuals,” said Bill Ennen, president of Florida Lifestyle Homes. “Now we are seeing a growing demand for new homes in older, established neighborhoods. That leads us to the next step, which is not only offering that option to custom buyers but also creating new inventory estate homes by taking down out-of-date existing homes.”
The most sought after locations, on the water or close to the downtown areas of Naples and Fort Myers, were built out some years ago, Ennen noted. While the locations are still very desirable, the existing homes have low ceilings with cramped, “chopped up” floor plans and functionally obsolete mechanics, heating and cooling systems.
“Remodeling too often simply reveals existing problems. A big issue is ceiling height with expensive remedies for a dated floor plan, and the cost begins to far exceed the amount budgeted,” Ennen noted. “In the end, the owner still doesn’t have the open floor plan and all of the amenities he would expect in a new home. Tearing down the out-of-date house and starting over is a better solution.”
Florida Lifestyle Homes is positioned to implement a tear down and build project with the company’s team of talented construction professionals experienced in all aspects of the process.
The company has its own in-house architectural designer to create the perfect plan for each site. Florida Lifestyle Homes’ estimator and the company’s purchasing agent assure buyers that the project will stay on budget, and several construction supervisors oversee that every detail is completed with the highest degree of craftsmanship and care.
Florida Lifestyle Homes has used the tear down and build approach in several locations in Naples and Fort Myers, including creating an impressive custom two-story home near the beach in The Moorings neighborhood in Naples.
“We currently have two projects of our own in progress,” said Randy Frederick, sales and marketing professional for Florida Lifestyle Homes. “One is an estate home in the Pine Ridge area of Naples. We took down two existing homes and are building an estate home based on our St. Martin II model at Quail West Golf & Country Club.”
With 4,341 square feet of air-conditioned living area and a total of 7,603 square feet under roof, the St. Martin II is an open design that includes four bedrooms, four full baths and a powder room.
“We are also building a home on the river in Fort Myers, replacing an older home that we are tearing down to take advantage of the exceptional riverfront site,” he added.
The homes that Florida Lifestyle Homes are now constructing should lead buyers to think about the “tear down and build new” option for themselves.
“We want to encourage buyers looking for a new home to think about that option and talk to us about the process,” Frederick said. “It isn’t necessary to settle for a home in a location that the buyer doesn’t really want. To tear down an out-of-date house and build a new home in the location of choice opens an entire vista of possibilities.”
Florida Lifestyle Homes, Inc. is a preferred builder within Southwest Florida’s premier luxury communities, including Quail West, Naples Reserve and Treviso Bay in Naples, West Bay Beach & Golf Club in Estero, and Cape Harbour in Cape Coral as well as Babcock Ranch in Charlotte County. The company also has large estate home sites available in the private boating riverfront community of Caloosa Preserve and builds custom homes on owners’ lots throughout Southwest Florida.
