See the estate, which features 542 feet of gulf frontage

Multimillion-dollar homes are a dime a dozen on Southwest Florida’s real estate market, with gulf- and bay-front mansions dominating the scene. But one example of the beach-and-resort lifestyle consists of a four-acre spread on Siesta Key that holds not one but two houses.
The secluded 542 feet of Gulf of Mexico shore, the grove of 48 royal palms, a reflecting pool and a labyrinth path surrounded by Buddha belly bamboo create an exotic, private atmosphere.
The homes bear names, Aquadisia and The Point, and both sit inside the gated and posh Sanderling Club. The current asking price stands at $15.5 million.
The co-listing agent, Peg Davant of the Schemmel Property Group with Premier Sotheby’s International Realty, knows the property well, having marketed the estate when it sold four years ago. “You’re embraced by the property. You’re not going to look at just a house.”
Among many captivating features, she favors the palm grove. “I call that area the royals,” she said. “I’ve never seen anything like it.” And she’s appreciated some of the most beautiful landscapes in Southwest Florida.
But her favorite feature is a vertical wall of water dripping down glass and falling from the second floor of the main house down into a pool with stepping stones. Lighted, the color can be changed remotely. “It’s wonderful,” Davant said. “It has a soothing, calming effect.”
Businessman Jeffrey Douglas Roberti bought the property on behalf of the Roberti Revocable Living Trust in October of 2014. At that time, the estate held a third house, known as the Pool House, located across narrow Sanderling Road from the other two, which he will keep.
The property includes The Point, a three-bedroom, two-bath house with Gulf views and a covered seaside pavilion at 766 Sanderling Road, a few steps down the beach from the main house.
Roberti paid only $11.85 million for the three-residence package, offered for sale at a then-record $22 million several months earlier. At that time, it became the No. 5 all-time residential sale in Sarasota County.
The main house, the Aquadisia, 7712 Sanderling Road, was built in 1999 from a Guy Peterson design with extensive interior design renovations undertaken by the previous owner, Stacey Siegel, founder of the Just Add Water chain of swimwear outlets. She bought Aquadisia in May 2003 for $4.5 million and added the two other structures.
Combined, Aquadisia and The Point contain 8,496 square feet of interior space. As Sotheby’s describes Aquadisia, “The sophisticated use of glass, water, quartz, hardwood and shell stone creates a clean, warm and refined three-bedroom, three-bath main residence.”
The main home features cathedral ceilings, an elevator, an open floor plan and several outdoor spas. One over-the-top attraction is the custom-designed Swarovski crystal and white leather chandelier in the expansive walk-in master closet. Swarovski crystal light fixtures also can be found in the kitchen and dining room.
The 4,000-square-foot upper deck, built with Brazilian Garapa, includes a spill-over spa. A curved glass side staircase leads from the deck to an elevated viewing tower.
“It really captures you,” Davant said. In a showing this past week, the potential buyer told her: “We feel the energy of this property.”
The houses have been unoccupied for several years with the owner just holding fund-raisers and other social events there, Davant said.
The Sanderling Club has a beach club with tennis courts, historic Sarasota School of Architecture beach cabanas designed by legendary architect Paul Rudolph in 1952, a children’s playground and boat docks on the bay side of the island.
