Florida Lifestyle Homes has launched an innovative “tear down and build” program, expanding services previously offered for homebuyers.

“This is an activity that we’ve often done in the past for individuals,” said Bill Ennen, president of Florida Lifestyle Homes. “Now we are seeing a growing demand for new homes in older, established neighborhoods. That leads us to the next step, which is not only offering that option to custom buyers but also creating new inventory estate homes by taking down out-of-date existing homes.”

The most sought after locations, on the water or close to the downtown areas of Naples and Fort Myers, were built out some years ago, Ennen noted. While the locations are still very desirable, the existing homes have low ceilings with cramped, “chopped up” floor plans and functionally obsolete mechanics, heating and cooling systems.

“Remodeling too often simply reveals existing problems. A big issue is ceiling height with expensive remedies for a dated floor plan, and the cost begins to far exceed the amount budgeted,” Ennen noted. “In the end, the owner still doesn’t have the open floor plan and all of the amenities he would expect in a new home. Tearing down the out-of-date house and starting over is a better solution.”

“We are also building a home on the river in Fort Myers, replacing an older home that we are tearing down to take advantage of the exceptional riverfront site,” he added.

The homes that Florida Lifestyle Homes are now constructing should lead buyers to think about the “tear down and build new” option for themselves.

“We want to encourage buyers looking for a new home to think about that option and talk to us about the process,” Frederick said. “It isn’t necessary to settle for a home in a location that the buyer doesn’t really want.
